Whether you’re applying, preparing to move in or getting ready to move on, here are the key steps to expect

APPLYING

Ready to apply after viewing?

Use the Apply Now button below to start your application. You’ll be asked which property you’re applying for and when you viewed it.

As part of your application, you can let us know about:

Pets are considered on a case-by-case basis. If a pet is approved, any deposit requirement will be confirmed clearly and in line with Scottish tenancy deposit rules.

All applications are reviewed by our team. If your application is selected to progress, referencing will be carried out through Goodlord. We may ask for a £200 refundable commitment payment before referencing begins. This helps confirm that you wish to proceed. If your tenancy goes ahead, the payment will be put towards your move-in monies. If you withdraw, are unsuccessful, or the tenancy does not proceed for any reason, it will be refunded in full.

You and any other applicants will be sent a link to upload your documents. Applications should usually be completed within 48 hours.

MOVING IN

Application approved?

Once your move-in date is agreed, we’ll confirm exactly what needs to be signed, paid and arranged before keys are released.

Before your tenancy begins:

Your inventory and schedule of condition will usually be emailed to you on or around your move-in date. Please check it carefully and report any issues within 7 days, as it will be used again at the end of your tenancy.

We may notify utility providers and council tax of your move-in, but tenants remain responsible for making sure accounts are correctly set up.

MOVING ON

Time to move on?

Getting organised early helps your tenancy end smoothly and gives you the best chance of a straightforward deposit return.

When giving notice:

Before you leave:

The tenancy cannot be fully closed until all keys have been returned.

After you move out, a checkout inspection will be carried out and compared with the ingoing inventory. We’ll contact you about any proposed deposit deductions before submitting the proposal to SafeDeposits Scotland.
If everyone agrees, the deposit can be released by the scheme. If agreement cannot be reached, the scheme’s independent adjudication process will decide the outcome.
