APPLYING
Ready to apply after viewing?
As part of your application, you can let us know about:
- your preferred move-in date
- Any conditions or requirements before moving in
- Any flatmates applying with you
- Whether you have a pet
- Whether you may need a guarantor
All applications are reviewed by our team. If your application is selected to progress, referencing will be carried out through Goodlord. We may ask for a £200 refundable commitment payment before referencing begins. This helps confirm that you wish to proceed. If your tenancy goes ahead, the payment will be put towards your move-in monies. If you withdraw, are unsuccessful, or the tenancy does not proceed for any reason, it will be refunded in full.
You and any other applicants will be sent a link to upload your documents. Applications should usually be completed within 48 hours.
You’ll normally be asked for:
- Proof of ID
- Proof of address
- Proof of income
- Employment reference, where applicable
- Current landlord or agent reference, where applicable
If you cannot evidence income in the usual way, a guarantor or advance rent may be considered.
MOVING IN
Application approved?
Before your tenancy begins:
- Your tenancy agreement will be emailed to you for electronic signature
- All tenants and any guarantors must read and sign the agreement
- We’ll confirm the rent, deposit and move-in monies due
- Cleared funds must be received before keys can be released
- Keys are normally collected from our office and signed for on collection
- We retain spare keys for management and emergency access purposes
You’ll also need to:
- Set up your monthly rent standing order
- Arrange utilities from the tenancy start date
- Update council tax details where required
- Consider contents insurance for your own belongings
- Keep our maintenance, accounts and emergency contact details handy
We may notify utility providers and council tax of your move-in, but tenants remain responsible for making sure accounts are correctly set up.
MOVING ON
Time to move on?
Getting organised early helps your tenancy end smoothly and gives you the best chance of a straightforward deposit return.
When giving notice:
- Check your tenancy agreement so the correct notice is given
- Email your notice to notice@infinitiproperties.com
- Contact us if you are unsure what notice is required
- We’ll acknowledge your notice and confirm the tenancy end date
- We’ll advise any final payment due and provide a moving-out checklist
Before you leave:
- Remove all personal belongings, food and rubbish
- Leave the property clean and in line with the ingoing inventory, allowing for fair wear and tear
- Arrange mail redirection in good time, as this can take 2–3 weeks
- Take final meter readings and settle your utility accounts
- Return all sets of keys to our office
The tenancy cannot be fully closed until all keys have been returned.

Affordability
- 3 months' payslips
- 2 years' self assessment tax returns

Before you apply

- Missing items may delay the application
Moving In
Signing your lease
- Your tenancy agreement will usually be sent by email
- Please read it carefully before signing
- All named tenants must complete the required paperwork before move-in
Paying move-in monies
- Any deposit and rent due must be paid in cleared funds before keys are released
- We will confirm exactly what is due and when it must be paid
Collecting your keys
- Keys are normally collected from our office
- Keys must be signed for on collection
- We retain spare keys for management and emergency purposes
Checking the inventory
- Please check the inventory carefully as soon as you move in
- Flag any issues promptly
- This is important, as it will be referred to again at the end of the tenancy
Setting things up
- Arrange utilities from the date your tenancy begins
- Update council tax as required
- Set up your standing order so rent is paid on time each month
MOVING ON

- Make sure the correct notice is given in the proper way
- Contact us if you are unsure before making arrangements
Final payments and accounts
- Make sure rent and any other payments due are up to date
- Take final meter readings where required
- Notify utility providers and close or transfer accounts as appropriate
Preparing the property
- Remove all personal belongings
- Leave the property clean, tidy and fully cleared
- The property should be returned in the condition it was received, allowing for fair wear and tear
Final practical steps
- Redirect your mail
- Check cupboards, storage areas and outside spaces before leaving
- Make sure nothing is left behind unless agreed
Returning keys
- All keys must be returned by the agreed date
- The tenancy cannot be fully concluded until keys have been handed back
